House Rules Please read and agree before arrival. General Rules No smoking inside the house. No parties, events, commercial photography or filming. Quiet hours apply from 8:30pm. No outdoor noise or music after this time. No eating or storing food in bedrooms. Check-in is from 2:00pm and check-out is by 9:00am. Any variation must be agreed with the Host in advance. Guest Numbers The property accommodates up to 8 guests with the listed bed configuration. A sofa bed is available on request and must be arranged before arrival. All guests, including adults, children and babies, must be included in the booking. Additional guests above the approved number may incur extra charges for utilities, supplies and cleaning, and must be approved by the Host. Each guest must be contactable via a registered mobile number before and during the stay. If guests cannot be contacted, the booking may be cancelled. Supplies and Amenities A cot mattress and two highchairs are available on request at no extra cost. Shampoo, body wash, surface sprays and other house supplies are provided for use during your stay only. Please do not remove refill bottles or private-label supplies from the property. Missing bottles may incur a $30 replacement fee per bottle. Safety and Security Exterior security cameras, smoke alarms and smart locks must not be removed, covered, disabled or tampered with. Tampering may result in immediate cancellation without refund and a $500 reinstatement fee. BBQ, Oven and Cleaning Please clean the BBQ and oven after each use. BBQ wipes are provided. If the BBQ is used and left uncleaned, a $50 additional cleaning fee may apply. For stays longer than 7 days, or pet stays, additional cleaning requirements or fees may be discussed before or during the booking. Pets Pets are only allowed with prior approval. Unapproved pets may incur a $200 per day fee. Approved pets must be house-trained, flea-treated and supervised by their owners. Please bring your pet’s own bowls, bedding and accessories. A doghouse is available in the backyard. Pet requirements: Pick up pet waste from the backyard and front garden daily. Feed pets outside where possible to avoid ants and insects inside. Bring a blanket for the leather sofa if your pet sits on furniture to prevent paw marks and damage. Damage and Reimbursements Any damage, missing items or additional charges must be acknowledged and paid within 48–72 hours after check-out. Travel Insurance We recommend guests arrange travel insurance for unexpected events outside your control. Thank you for helping us keep the home clean, safe and comfortable for all guests.
