We may discussion additional cleaning fee for pet staying over if they are staying inside the house. Maximum 2 dogs for each stay. We asked the travelers to stay with their pet at all time. We have fully fence backyard and side gate. The owners must confirm the pets are house-trained and flea treated and willing to bring their accessories such as bowl, blanket etc. We have a dog house available in the backyard. Pet fee is $35 per dog pet for each day Other requirements are: -Please pick up poops in the backyard and front garden each day -Please feed outside to avoid ants and insects inside -Please bring couch blanket for the leather sofa if your dogs sit on furniture with you. This prevents paws marks. We really appreciate you taking these extra steps for us and other guest who can stay comfortably after your stay. Cot mattress and two highchairs are available when requested. We are happy to provide for no costs. We have 4 people capacity with bed configuration of Queen bed and another Queen bed (or option to choose 2 King Single beds instead of 1 Queen). Please advise at the booking time. There is an optional Sofa bed for 5th Guest, any additional occupants (including adult / child / baby) of more than 4 people will incur additional charges of $35 per day per additional person for utilities, supplies and cleaning. All additional fee (extra guest) is payable within 72 hours of booking, otherwise the booking may be subject to cancellation. This is not included in the listing price. Please also let us know if you have invited additional guests such as friends and family. You must inform us overnight guests at the time of booking. Other rules -No eating or keeping food in the bedrooms -No smoking inside the house -Please empty out bins and pack-up dishwasher when exiting -Please clean up the BBQ / oven after each use, otherwise additional cleaning charge of $50 -Please retain all supply - private labels of shampoo, body wash, surface sprays on site. We refill all bottles. Each bottle will cost $30 to replace. We ask the guests to utilize all supplies while staying in the property, however not to taken for consumption outside of the holiday home. Safety and security device such as security camera (monitor exterior font driveway), smoke alarms and smart lock must not be removed or tempered. it will incur cost of $500 to reinstall and reservation is immediately cancelled. All fee relating to breaching of the rules are payable within 14 days after check-out. Please follow the check in (after 2pm) and check out time. (9am). We can be flexible on some occasions. Any variation must be agreed with the Host. We require this time to maintain our standard. During High season starting 14 Dec to 14 Jan, we only accept non-refundable bookings, so we can ensure cleaning and other maintenance schedules during the holiday season and supporting team can plan for their holiday too. For stay longer than 10 days, we are mostly likely to include a mid-stay clean and request access for this and lawn maintenance. We recommend travel insurance for all traveling for factors which are outside guest controls.

Lawn mowing and garden maintenance is scheduled every second week. It takes 45 minutes. We will informed you if this happens in your stay.
